Common Questions

Dubai mortgages, explained

The questions we hear most from buyers, residents and overseas investors.

Can non-residents get a mortgage in Dubai?+
Yes. Most UAE banks lend to non-resident buyers, though the minimum deposit is typically higher โ€” usually around 40% of the property value, compared to 20% for UAE residents.
What's the minimum deposit required?+
It depends on your residency status: UAE Nationals generally need at least 15%, UAE Residents around 20%, and Non-Residents around 40%. Some banks may require more depending on the property and your profile.
What documents will I need to apply?+
Typically a passport and Emirates ID (or visa for residents), salary certificate or trade license, six months of bank statements, and a copy of the property's sales agreement or reservation form.
Are there fees for early or partial settlement?+
Most UAE lenders cap early settlement fees at around 1% of the outstanding loan, subject to Central Bank of the UAE regulations. Your advisor will confirm the exact terms for the offer you choose.
How accurate is the calculator above?+
It gives a close estimate based on the rate, deposit and term you select. Your final rate and repayment will depend on the bank's assessment of your income, credit history and the property itself.
