Dubai’s luxury residential market recorded strong activity during 2025.

A total of 68 homes priced above $25 million were sold during the year. The overall value of luxury residential transactions reached approximately $9.05 billion, increasing by 27.7% compared with 2024.

Waterfront communities accounted for a significant share of these transactions.

During the fourth quarter of 2025, 4 of Dubai’s 5 best-performing luxury neighbourhoods were positioned beside the water. These communities recorded 79 transactions.

In addition, approximately 55.6% of all Dubai homes sold for more than $10 million during the same period were located in seafront areas.

Wealthy Buyers Want Complete Communities

Luxury buyers are becoming more selective. A large residence and an impressive building are no longer sufficient on their own.

Around 82% of UAE residents surveyed said they would consider moving to a seafront or marina-front property within the next 2 to 3 years. Approximately 93% said they would pay a premium for waterfront living, while 99% believed proximity to water improves a property’s long-term value.

These findings show that buyers see waterfront living as both a financial decision and a lifestyle investment.

A coastal community can provide residents with easier access to walking routes, beaches, water activities, outdoor dining and open public spaces. These features can influence how residents exercise, relax and spend their free time.

Wellness Is Becoming Part of Property Value

Around 96% of residents surveyed said proximity to water influences their daily decisions, including how they exercise and where they spend their leisure time.

A further 88% believed that living near the sea can improve mental and physical wellbeing. Around 91% also reported feeling more relaxed when they are close to water.

This wellness appeal is reshaping how buyers define luxury.

Luxury is no longer based only on expensive materials, large floor plans or prestigious addresses. It is increasingly connected to comfort, privacy, outdoor access and the quality of daily life.

In fact, approximately 48% of surveyed residents identified proximity to the waterfront as the most important feature of modern luxury.

Direct Interaction With the Coast Matters

A property should offer more than a sea view to deliver genuine waterfront value.

Successful communities allow residents to interact with the coastline through beaches, promenades, walking routes, marina facilities and public spaces. They create reasons for people to spend time outdoors rather than limiting the waterfront experience to a view from a balcony.

Transport connections and ground-level activity are equally important. Restaurants, cafés, retail spaces and community facilities can help create an active neighbourhood instead of a collection of disconnected residential buildings.

Coastal architecture should work with the natural surroundings rather than compete with them.
