Dubai Property Investment 2026: How the New Sheikh Zayed Road Route Could Reshape Nearby Areas

Dubai is planning a major new road alongside Sheikh Zayed Road, one of the city’s busiest routes. The RTA has invited contractors to bid on the First Al Khail Street corridor, and the project could change how residents and investors think about the districts around it.

What is being built

  •       15 km elevated roadway with three lanes in each direction
  •       Serves 2.6 million people across the surrounding districts, including Al Barsha and Al Quoz
  •       Cuts peak travel time on Sheikh Zayed Road by 51%, with around 9,000 more vehicles per hour of capacity
  •       Part of a Dh18 billion package of initiatives approved by Dubai’s Executive Council

The RTA issued its expression of interest to contractors in early September 2026. Industry reports put the full scope at about 30 km of works, including roughly 15 km of viaduct and more than 14.5 km of bridge ramps, with a bid submission deadline of 10 October.

Timeline

Construction is expected to start in the third quarter of 2027 and finish in the last quarter of 2030. Dates can shift, so treat them as the current plan, not a guarantee.

Part of a wider road upgrade

This is not a one-off. Recent RTA projects include:

  •       Hessa Street: the 4.5 km upgrade between Sheikh Zayed Road and Al Khail Road opened on 19 April 2026, cutting end-to-end travel time from 15 minutes to four.
  •       Latifa bint Hamdan Corridor: a 12 km, Dh2 billion project linking Sheikh Zayed Road, Al Khail Road, Al Meydan Street, Sheikh Mohammed bin Zayed Road and Emirates Road, due by the end of 2028.

How better roads can affect property

Faster access tends to make a neighbourhood more attractive to tenants and buyers. Communities such as Al Barsha and Al Quoz, plus areas near Hessa Street and Al Khail Road, may benefit from shorter commutes. No official price forecasts exist for this project, and construction can also bring years of noise and diversions, so weigh both sides.

What to consider before investing

  •       Check how close a property is to the new corridor and its ramps
  •       Look at current rental demand and commute times
  •       Factor in construction disruption until 2030
  •       Compare with areas already served by metro, such as the planned Blue and Gold lines
